Collective real estate investment allows you to access high-quality productive assets —industrial, logistics or commercial— with reduced capital, without sacrificing control or transparency. At Alquilujo Internacional, we structure each operation as an independent project, with its own limited company and quarterly benefit distribution.

Intermediation model: Alquilujo Internacional acts exclusively as an asset-light independent intermediary. We do not acquire or maintain asset inventory. We facilitate the connection between institutional sellers and qualified investors, under mandate and confidentiality. Our commissions are success-based and transparent from the first contact. There are no upfront costs for investors.

How does collective real estate investment work?

  • Verified assets: industrial warehouses, commercial spaces or logistics assets with creditworthy tenants and 10–15 year contracts. Net return of 5% to 9% annually.
  • Independent company per asset: total patrimonial isolation. Your investment is not mixed with other projects.
  • Integral management: legal, technical and tax due diligence + rental administration + quarterly distribution of net benefits.
  • Participation from €10,000: in small groups (max. 6 co-investors), previously qualified. Each operation requires a minimum capital of ~€60,000, ensuring technical viability and sustainable return.

Legal and tax structure

Each operation is channeled through a single-member limited company (SLU) or limited company (SL), specifically constituted for that asset. This structure offers:

  • Wealth protection: your liability is limited to the contribution made.
  • Tax transparency: benefits are directly allocated to partners, avoiding double taxation.
  • Easy transfer: shares can be transferred under agreement between partners.

This model aligns with Spanish regulations, including the Housing Law (BOE, 2023) and guidelines from the Bank of Spain on professionalized real estate investment.

Real case: industrial warehouse in Castilla-La Mancha

Illustrative example: In 2025, a group of 5 investors contributed €12,000 each (€60,000 total) to acquire an 800 m² logistics warehouse near Toledo. The asset already had a 12-year contract with a national logistics operator. The projected net return is 7.3% annually, with quarterly distribution.
